Curtis was such a great help finding my mother in law a home in Idaho. We were navigating new territory so we relied on his expertise during this process. He was always available for us by text or phone call, and at times after normal hours.

My wife and I chose to work with Curtis Chism to help us purchase a home in the Treasure Valley. We were researching the Boise area to secure a place to retire. The YouTube videos we watched were extremely helpful.

The process

How this works

Three stages, in order. You can stop after any one of them.

Stage 01

The 30-minute discovery call

We cover your timing, your budget, and what you actually need out of a neighborhood. By the end you know whether the valley works for you and whether I'm the right person to help. Some people find out the answer is no, and that saves them a trip.

Stage 02

Your custom home buying plan

If we decide to move forward, I put together a plan built around your move: the cities to focus on, your budget and financing, and the timeline from today to keys in hand. You know every step before you start touring.

Stage 03

Tour, offer, close

When you fly in, we tour on a schedule built around your plan. I handle builder negotiations, inspections, and closing coordination while you're still 800 miles away, the same way I did it for the families who wrote the reviews above.

Before you book

Questions people ask first

How long is the first call and what do we cover?

Thirty minutes. We cover where you're moving from, your timeline, your price range, and what your daily life needs to look like here. I ask more than I talk. You leave with two or three cities to focus on and a straight answer about what your budget buys in each one.

I'm eighteen months out. Is it too early?

Eighteen months out is the right time. The people who call me a month before they want to move are the ones who end up rushed into the wrong part of the valley. Early calls are shorter and they save you the most money.

Is this a sales pitch?

No. I tell people the valley is wrong for them several times a month, usually over commute reality or what their budget buys compared to what they pictured. A thirty-minute call that ends in "don't move here yet" is a good outcome for both of us.

What does this cost me?

Nothing. The call, your home buying plan, and the tour planning are free. If you buy a home with me, the commission is typically covered by the seller or builder. Whatever the arrangement, it is spelled out in a written agreement before we tour anything.

I've never set foot in Idaho. Can you still help?

That's most of my business. I moved here from San Diego myself, so I've run the version of this you're running now. Video tours, neighborhood drive-throughs, and a scouting trip built around your list are all standard.

What if I'm renting first?

Renting for six to twelve months before you buy is a smart play in a valley this varied. I'll tell you which areas to rent in so you're test-driving the neighborhoods you're actually considering, and I'll check back in when you're ready.

What if I don't know which city I want?

That's what the call and your plan sort out. Eagle, Star, Meridian, Boise, Kuna, Nampa, and Caldwell are seven different decisions on price, commute, schools, lot size, and how built out the area already is. We narrow it down together based on what matters most to you.

Is this only for out-of-state buyers?

Relocation is my specialty, and local moves work the same way. If you're already in the valley and moving across it, the discovery call covers the same ground, just closer to home.

I already know an agent here. Do I still need this?

Take the call anyway and use it as a second opinion on your city list. If you already have representation, I'll say so and we'll keep it to the market read. No one is asking you to fire anyone.

How is this different from picking an agent off Zillow?

Zillow sells you to whichever agent bought that zip code that month. You get the person with the biggest ad budget. Here you get a Top 1% agent who has closed relocation deals in every city in the valley and will put the commute and school math in writing before you tour anything.

What about new construction and assumable loans?

Both are a large share of what I do. Builder incentives in this valley shift monthly and they are negotiable more often than buyers realize. Assumable loans are the other lever worth checking, and I'll tell you on the call whether your situation qualifies.

What do you need from me to get started?

Your name, a phone number, an email, and the six answers in the form above. That's it. Everything else comes out on the call.

Thirty minutes now saves a wasted trip later

Pick a time that works. If the valley isn't right for you, I'll be the one who says so.
